renovation design for existing structures, and construction documents of finishing details.
Construction Design Services are offered in five phases.

Consulting with the client to determine scope of work.
|
|
|
|
|
Field measuring, existing conditions drawings of first and second floor plans and exterior
elevations, create preliminary plans and exterior elevations using consultation discoveries
and existing condition drawings.

Based on the approved schematic design, working drawings will be prepared for
construction purposes. These might include the following for the
builder(s) to price and build from:
» Site Plan
» Floor Plans
» Exterior Elevations
» Building/wall section(s)
» Room finishes, door, hardware and finish schedule
» Interior blowup plans and elevations of kitchen and bathroom(s)
» Interior details of stairs, fireplace(s) and built in(s)
» Electrical plans and fixture schedule
» Heating and plumbing plan(s) and fixture schedule
» Specifications

During this phase the construction documents will be circulated to a select approved group of contractors.
There will be questions, addendum and discussions with contractors during a two week pricing or bid period.

|
During construction the project will be monitored on an as-needed basis, with once a week site visits,
to assure the project is being built in accordance with the plans and specifications, and to problem
solve any design issues which occur during construction.
